Well water. The iron and manganese in Stow’s private wells settle on the bottom of the tank and build a sediment layer that insulates the water from the burner. The heater works harder, the steel at the bottom overheats, and the tank fails sooner. Municipal supply is gentler, but Stow’s seasonal hardness still leaves scale. Either way, flushing the tank every six months helps more than anything else.
Shut off the water supply, turn off the gas or electric, attach a hose to the drain valve, and drain the tank completely. Water left sitting inside a cold cottage freezes, and a frozen water heater is a ruined water heater — the tank splits and you’re replacing it in the spring. A standard 40-gallon gas unit runs $1,500 to $2,200 installed. A 50-gallon power-vent runs $1,800 to $2,800. Electric runs $1,200 to $1,800. Lake Boon cottages sometimes need the gas line run a longer distance from the meter or a propane tank — we quote that separately. We give you a firm number before we start.
Usually. The thermocouple is the culprit nine times out of ten. It’s the safety sensor that tells the gas valve the pilot is burning, and it wears out. We swap it in about 30 minutes. If the gas valve is failing or the burner assembly is rusted through — common in damp Lake Boon crawlspaces — replacement is the better call.
It’s a combination. Your well water carries dissolved iron. The water heater tank collects and concentrates it. When you draw hot water, some of that sediment stirs up and comes through the pipes. Flushing the tank clears it temporarily. A whole-house iron filter stops it. We can flush the tank and talk through filtration options.
Yes. We install and repair power‑vent, direct‑vent, and atmospheric‑vent gas water heaters. Power‑vent units are common in newer [Town] homes and require proper venting to meet Massachusetts code. Our team is experienced with all venting types.
If you have natural gas service to the house, yes. We run the gas line, install the new unit, and handle the venting. If the home is all-electric with no gas line, bringing gas in means National Grid has to run service — that adds cost and time. For Lake Boon cottages on propane, we can set up the water heater for propane operation.
Every six months if you’re on well water, once a year if you’re on municipal. Attach a garden hose to the drain valve, run it outside, and let it flow until it runs clear. If the plastic drain valve is clogged — common on Stow well water — don’t force it. We can swap it for a brass valve.

Gas waterheaters (natural gas or propane) They are models of atmospheric ventilation, which means that they use gas-fired ventilation galvanized duct connected to a masonry chimney with pipes.
Power-vent waterheaters Same as atmospheric model, but with a redesigned exhaust system. The outlet is made of PVC instead of metal and has a blower (black motor at the top) to help remove combustion by-products and can be drained through the roof or side walls without a chimney.
Electric waterheaters As the name suggests … an electric cord will be attached to the top of the heater. There will be one or two entrance doors (shown in the photo) in front of the device.
